If not, you'll need to sign up, which just takes a small amount of information to get to the final steps. The good news about signing up is that you can get notices when a property in your neighborhood is sold and see the amount of the sale! This will go a long way towards making you fully informed about your home's worth.

Thinking about Selling?
Next you'll see a screen where you fill out the complete address of the home that you would like to obtain the value. Once you fill out the address, you will come to a verification page. Below, I have done a sample transaction. (property address is not accurate)
If you're already signed in to the website, the next step will take you to a detailed report of your home's value. If not, you'll see this next.
When you fill this out, or if you're already signed in, this is what the detailed information will show you!
Note all of the information that it gives you. In this situation, I used a home that has been owned for many years. Normally, you would see the amount of the previous sale of your home. Also, note that it gives you a low range estimate, a high range estimate, and a best guess of what it is worth. In addition, it even tells you how much confidence it has that the estimate is correct! My tool is far more accurate than any Zillow 'zestimate'.
In addition to the fair market value, note that it even gives you an estimate on what you could get in rent for the home, should you choose to keep it as a rental. This information could possibly change your mind about selling. The rent from your old home could possibly make the payments on the new one. Usually rental rates are several hundred dollars higher than mortgage payments.
Finally, it provides you with a list of neighborhood homes that have sold and their selling price. This is such great information when you're considering selling your home.
